Start with the specific roof
A useful estimate starts with the property. Roof area, slope, access, existing materials and the proposed system all affect the work. A general price from an article cannot account for those conditions.
Ask each contractor to describe the same scope so the proposals can be compared fairly. A lower total may reflect different materials, excluded work or different assumptions about the existing roof.
Understand removal and concealed conditions
The proposal should explain removal and disposal of existing materials, any assumptions about the number of layers and the treatment of damaged decking. Ask how concealed damage will be reported and priced if it is discovered during construction.
Compare the complete assembly
Review the roofing material along with underlayment, flashing, ventilation, edge details and the protection specified for the property. Product instructions and applicable project requirements should be reflected in the final scope.
Dormers, skylights, chimneys, valleys and difficult access can add work. Make sure those features appear in the discussion instead of comparing only the visible shingle or membrane selection.
