Keep a useful roof record
Collect installation information, product and warranty documents, past assessments, repair records and known leak locations. A record of the roof's condition helps the property team understand what has changed and plan the next work.
Set an inspection schedule for the property
Discuss an appropriate inspection schedule with your roofing professional and review the roofing manufacturer's requirements. Seasonal conditions, major weather events and rooftop work by other trades can be useful reasons to reassess the roof.
The scope may include the roofing surface, seams, penetrations, flashing, edges and drainage. A report should identify observed concerns, the proposed response and any areas that could not be evaluated.
Coordinate access and rooftop activity
Make sure the contractor understands access restrictions, occupied areas, operating hours and relevant building procedures. Record rooftop work by other trades so the property team can coordinate follow-up when needed.
Separate immediate repairs from capital planning
Ask for a clear distinction between current repairs, conditions to monitor and longer-term replacement considerations. Assumptions about remaining service life should be explained in the context of the actual roof, rather than treated as a guarantee.
